From I-55 take the Gluckstadt Rd exit and travel East 4/10 mile.  Turn Right on Weisenberger Rd and go East 1.7 miles. While traveling east, you will cross Hwy 51 and the road changes name to Yandell Road.  Continue until you see the property on the right. The property backs up to Bear Creek and Bradshaw Ridge Subdivisions.

Note:  All 4 of these commercial parcels are subject to some building restrictions from Madison County:  There must be a 50ft setback from the rear of the commercial building to the privacy fence between the residential property to the rear of this property.  There is a 7-8 ft greenspace requirement at the rear of this 50 ft. setback. (The 7-8 ft greenspace is part of the 50ft setback, not in addition to the setback.)  The county is in the process of planting 7-8 ft of fast growing buffer plants - such as Leyland Cypress in that greenspace.  In this 7-8 ft greenspace, nothing can be erected and no dumpsters can be placed.
As far as curb cuts/driveways, for safety reasons, the County will be placing restrictions on the number of curb cuts/driveways allowed on lots 3, 4, and 5.  County officials in the Zoning and Planning office of Madison County have indicated to me that they would prefer that all three share one curb cut, but will look at the proposed businesses and could possibly allow 2 driveways for these 3 commercial parcels.  Yandell Rd. has extremely high traffic counts and has been referred to as the next growth corridor for Madison County.  Therefore, the County will be looking for safety with regard to the number of driveways allowed.  On lot number 1 at the corner of Yandell Rd. and Clarkdell Extension, it is possible that the county would prefer the curb cut/driveway come off Clarkdell Extension rather than Yandell Rd.  Blue Sky Auctions, LLC recommends that interested bidders check with Zoning and Planning for Madison County, MS  for information with regard to these or any other restrictions that may impact these commercial lots.
